Crime rates in LA are no joke. We see homelessness and crime occurring often and it could affect house prices.
San Diego also has its flaws with homelessness but it's all over California. Some places more than others of course.
LAPD has the minimal number of cops for decades to come, “The number of officers employed by the Los Angeles Police Department has dropped below 9,000, a staffing level unseen since the 1990s. Mayor Karen Bass’ goal of 9,500.”

LAPD Chief Moore, countered by saying crime has increased in many categories compared with 2019, the last pre-pandemic year. Compared with four years ago, homicides are up 8% this year, while the number of shooting victims has climbed 30% and the number of vehicle thefts by 47%, LAPD figures show.

Real Estate Update and Stocks:
Stock market soared today a lot having to do with tech companies outperforming so that’s good news. S&P closed today (Jan 19) at record high for the first time in two years.
This month, mortgage rates have remained in the 6.6% range which has kind of been ongoing since last month. As we can remember in October- rates had hit 8% then floated in the 7% range for some time. The last time rates were this low was in May 2023 when the market was competitive.
If you bought a $1M home w/20% down payment today using the 6.6% rate you’re looking at about $5,109 vs if all things being the same but the rate is 8% that’s $5,870. So a $761 difference. This is why we are seeing things pick back up.
You may be curious why rates improved and that’s because of core CPI, which was lower than expected. Core CPI last month came in at 3.9% than a year ago but it was down from the annual rate of 4% from last month. This 3.9% was the lowest level since Sept ‘21
Core CPI calculates inflation in the country and excludes the food and energy components.
This at one point this was in the 6.6% range in 2022.
This fight against inflation has been ongoing and the reason for the Fed hiking fed funds rates 11 times. Last year we heard the Fed may lower these fed fund rates and only time will tell.

Consumer expenditures price index up 3% on a year- over-year basis, compared with 3.4% in September. Price growth as measured by the PCE index is the Fed’s preferred inflation gauge.
Luxury market in Orange County (over $2M) (168 DOM) has slowed more so than the general market (60 DOM), if anything this price range has got hot again. These higher price points usually don’t fall much when the market slows down since they usually don’t always feel the pressure of selling. Active listings down about 6% (129 homes) in OC, last year inventory was 46% higher than last year.
Luxury market in Los Angeles County (over $2M) (269) slowed and general market at 74 days. Active listings down about 2% and last year there was 15% more inventory.

Fed is supposed to provide price stability/inflation and maintain sustainable employment levels. Thier rates influence short term interest rates but they also buy/sell treasuries and MBS. Recently the Fed chairman said, "The American economy remains strong, and Treasury securities are the world’s pre-eminent safe and liquid asset." He said this after the Fed stopped raising rates in November. Markets are convinced it's done hiking and speculate he will cut rates next year. Currently Fed funds rates at a 22 year high!
Mortgage rates will not go back to 3% – we’ll be lucky if we get back to 5,” per NAR chief economist Lawrence Yun.
Mortgage apps have gone up 2.8% over the last week. Slow recovery according to Redfin economist and thinks rates have likely peaked.

Moodys went negative. National fiscal strength in the government has fallen due to all the debt so they expect Congress not to be able to do anything until 2025. Down grade for next 18-24 months
